Terms of use, and the limits of what a pre screen is.

1Agreement to these terms

By using www.permitx.io you agree to these terms. If you do not agree with them, do not use the site. They are issued by PermitX, of 231 Millway Ave, Vaughan ON, Canada.

2What these terms cover, and what they do not

These terms cover this website: the pages, the words, the drawings and the two forms. They do not cover the PermitX service.

PermitX is delivered through Quoto Build, and using it means accepting that service's own agreement, which governs the subscription, the plan limits, what happens to the drawing sets you upload, and everything else about the product. Where these terms and that agreement cover the same ground, that agreement governs the service and these terms govern the website.

3What this site is

It is a description of a product, written to be accurate. Prices, plan limits, coverage and the worked example are set out as they stood on the effective date in the titleblock above. Prices and plan contents can change, and the price that applies to you is the one shown at checkout.

Nothing on this site is an offer capable of acceptance, a quotation, or a commitment to deliver a particular result on a particular set of drawings.

4Limits of reliance

This clause is the important one and it is written plainly on purpose.

4.1 A report is a pre screen, not a decision

PermitX reads a drawing set against the Ontario Building Code and, where the layer is loaded, a municipal zoning by-law, and returns the issues it detects. That is a pre-submission review. It is not a permit, not an approval, not a certificate, and not a determination of compliance by anybody with the authority to make one.

4.2 A clean report confers nothing

A PermitX report that finds no issues does not entitle you to a permit. It does not bind a municipality, it does not oblige a chief building official to issue, it does not create an expectation that an application will be approved, and it is not a defence to a refusal or to an order. The municipality remains the authority on every question about your application, and its examiner may reach conclusions PermitX did not.

4.3 It does not replace a professional

PermitX does not provide architectural, engineering, legal or planning advice, and using it does not create a professional relationship of any kind. Where a design must be prepared, reviewed or sealed by a qualified person, that obligation is unaffected, and the responsibility for the design and for the application remains entirely with the person who holds it. Nothing in a PermitX report transfers that responsibility to us.

4.4 It reads what it is given

A finding can only come from the documents you upload. An incomplete, superseded or inconsistent set will produce an incomplete review, and PermitX flagging that something is missing is not the same as confirming that everything else is present. We do not warrant that a review detects every issue a reviewer could raise.

4.5 Coverage is what it says it is

The Ontario Building Code layer applies province wide. The municipal zoning layer is loaded municipality by municipality, and where it is not loaded for your municipality, a review does not include zoning. The coverage page states this and it is a term as well as a statement.

5Accuracy of this site

We take care with what is written here, and the worked example on the home page and on /how-it-works is real output from a real review, de-identified. It is one example of one set, shown to illustrate the kind of finding the product returns, and it is not a representation about what your set will return.

We give no warranty that the site is free of error or that it is complete or current, and we may change it at any time.

6Intellectual property

The PermitX name and mark, the text, the layout, and every drawn illustration on this site belong to us. That includes the elevation sheet, the maps, the panels and the scenes, all of which are vector artwork authored for this site. You may read, print and share pages for your own use and to evaluate the product. You may not republish them as your own, resell them, or use them to train a model.

The photographs are licensed stock, used under their licences, and are not ours to sublicense to you. Where a photograph appears beside a real finding it is captioned as scenery rather than as evidence, and it should not be read as a picture of the drawings described.

This site links to Quoto Build, to Quotograph, and to a small number of other services. We are not responsible for anything on a site we do not run, and a link is not an endorsement of it.

8What you send us

Do not send us confidential drawings, personal information about somebody else, or anything a client would not want in an email, through the contact form. It is a contact form: it exists to start a conversation. See the privacy notice for what happens to what you do send, including clause 9 of it, on where the data sits.

9Liability

This website is provided as it is. To the fullest extent the law allows, we are not liable for any loss arising out of your use of it or of anything you read on it, including a decision to submit or not to submit an application. Nothing in these terms excludes liability that cannot lawfully be excluded, and nothing here limits any liability we have under a separate written agreement with you.

10Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply in it, and the courts of Ontario have jurisdiction. That is not a technicality here: this is a product about Ontario permitting, sold to people filing in Ontario.

11Changes

When these terms change, the version and effective date in the titleblock change with them and existing clauses keep their numbers. Continuing to use the site after a change means accepting the version then in force. This is version 1.0, effective 10 August 2026.
